So many neighborhoods, so many different vibes. This is the same rundown I give buyers driving through Oxford for the first time — real areas, real character, no fluff. Check out some I’ve highlighted for you below.

Grand Oaks
One of Oxford’s most polished addresses — oak-lined streets, a private golf course at the Country Club of Oxford, and Regents School right around the corner. Homes run bigger and pricier here (recent sales averaged roughly $280/sq ft, most in the 4-5 bedroom range), and you’re still just minutes from the Square and Ole Miss. Good fit for buyers who want space and a country-club feel without leaving town.
The Commons (Oxford Commons)
A master-planned neighborhood off Sisk Avenue with a mix of cottages, townhomes, and custom builds around a lake with walking trails — plus a movie theater and bowling alley close by. Zoned for Oxford schools and just minutes from the Square, it’s a favorite for young families who want walkability without giving up convenience.


Taylor Greene
Just off Old Taylor Road, Taylor Greene offers a laid-back neighborhood feel just minutes from Oxford and Ole Miss. With charming homes, wide front porches, and a little more room to breathe, it’s a great option for buyers who want a quieter setting without feeling far from town. Zoned for Lafayette County Schools.
Plein Air
Mississippi’s “Front Porch Neighborhood” — a walkable small-town development in Taylor built around deep front porches, hardwood floors, and real community. Less than 10 minutes from campus and the Square, with its own event venue, The Mill. Great for buyers who want small-town charm and don’t mind the short drive into town.


Fieldstone Farms
A conservation community with 100+ acres of hardwoods, lakes, and walking trails — the only development of its kind in the MidSouth. Options range from cottages to townhomes to larger “Preserve” homes, and it’s under 2 miles from campus. Good fit for buyers who want nature and privacy without leaving Oxford.
Woodson Ridge (Township)
About 6 miles out on Highway 30 East, with spacious lots — some 2 to 5 acres — and a real homestead feel in mostly southern traditional and modern farmhouse-style homes. Good for buyers who want room to spread out and don’t mind a slightly longer drive to the Square.


The Highlands
Oxford’s premier luxury address, built around an 80-acre private, spring-fed fishing lake exclusive to residents. Homes run large (2,500 to 6,200+ sq ft) and price accordingly, with a recent median around $273/sq ft. Just off Highway 6 East, minutes from downtown. A fit for buyers who want top-tier space and privacy and don’t mind paying for it.
Wells Gate (Wellsgate)
A well-established, lake-centered neighborhood on the west side of town, just off Highway 6 and minutes from the Square and campus. Every resident gets lake access, and homes span a wide range — roughly $230K to $1M+ — so it works for a lot of different budgets. A reliable, friendly, established choice.


Cumberland Place
A higher-end neighborhood off Highway 6 near Wells Gate, known for bigger lots and bigger homes in a mix of styles — Country, French, traditional, Cape Cod. Zoned for Oxford City Schools, with prices generally in the $400Ks. Good for buyers who want more room without leaving the city school district.
Ammadelle
One of Oxford’s most storied in-town addresses, just blocks from the Square on streets like Sivley, Price, and North 9th. Homes date mostly from the 1940s–60s under mature trees, named for the historic 1859 Ammadelle mansion nearby. A great fit for buyers who want walkable, historic character right in the heart of town.


Avent Acres
One of Oxford’s original subdivisions, mixing older cottages with newer larger homes on Williams, Sisk, Combs, and Chandler. Close in character to Ammadelle and Avent Park Hills. Good for buyers who want an established, central, walkable location with real history.
