Every fall, right around the time the Grove empties out after the last home game, I start getting the same phone call: “Should we list now, or just wait until after the holidays?” It’s a fair question, and honestly, there’s no universal right answer — but there is a right answer for your specific house, your timeline, and what’s actually happening in the Oxford market right now. Here’s how I’d think it through.
The Case for Listing Now
Most sellers assume nobody’s house-hunting between Halloween and New Year’s. In Oxford, that’s not really true.
- Less competition. A lot of sellers pull their homes off the market, or just wait to list until January, which means fewer listings for buyers to compare yours against.
- The buyers who are looking are serious. Nobody tours houses casually during finals week or over Thanksgiving break. If someone asks to see your home in November, they usually have a real reason to move.
- The market isn’t frozen. Oxford is currently sitting at a little under four months of inventory, with homes still going under contract in around a month on average — that’s a workable market, not a dead one.
- Relocation buyers move on their own clock. Job start dates and university hires don’t wait for spring. Some of the best-qualified buyers I work with are relocating for a January start date, which means they’re house-hunting in November and December.
The Case for Waiting Until January
There’s a real case for holding off, too, and it’s not just about avoiding the hassle of showings during a houseful of holiday guests.
- The “fresh start” wave is real. Every January, a wave of buyers who spent the holidays deciding to make a move hits the market. More buyers browsing means more eyes on your listing.
- You get more prep time. Staging, repairs, decluttering, and photos all take longer than people expect. If your home isn’t quite ready, forcing a listing before Thanksgiving can do more harm than waiting three extra weeks and listing it right.
- You skip the holiday juggle. Keeping a house show-ready with a tree up, family in town, and a full fridge is genuinely hard. Some sellers are simply happier waiting until the calendar clears.
- Buyers move faster once rates settle. With mortgage rates easing off their recent highs, some buyers are waiting to see where they land before committing — which could mean a stronger pool of ready buyers by January.
What Actually Moves the Needle More Than the Calendar
Here’s the honest truth: the month you list matters a lot less than three other things. Price it right from day one — homes that start too high and get chased down with reductions almost always sell for less than they would have if priced correctly at launch, whatever month that is. Get it show-ready — buyers touring in November and December are motivated, but they still notice a cluttered garage or a dated light fixture. And make sure your agent is actually marketing to serious, pre-approved buyers, not just hoping the right person stumbles onto the listing. Nail those three, and “now vs. January” becomes a much smaller decision.
So, Now or January?
If your home is ready, your timeline is flexible, and you’d rather face less competition with serious buyers, listing before the holidays is worth a real look. If you need more prep time or would rather not manage showings around a houseful of family, January is a completely reasonable call, too. The honest answer depends on your specific house and situation — which is exactly the kind of thing worth a quick conversation before you decide either way.
