Oxford, MS Housing Market: Fall 2026 Update for Buyers and Sellers

Every fall I get asked the same question at ball games, school pickup, and the grocery store: “So how’s the market right now?” Here’s the honest, plain-English answer for the Oxford, MS housing market heading into the end of 2026, and what it actually means if you’re thinking about buying or selling.

The Oxford, MS Market at a Glance

  • Homes are taking longer to sell. Redfin’s latest numbers show Oxford homes selling in about 41 days on average, up from about 29 days a year ago.
  • The median sale price was around $474K last month, according to Redfin, which is lower than this time last year.
  • Overall home values are holding steady. Zillow’s home value index, which tracks values across all homes rather than just the ones that sold, put the typical Oxford home in the low $400s, slightly up over the past year.

Why do those numbers seem to disagree? In a town our size, the “median sale price” can swing a lot from month to month depending on which homes sold. A few big-ticket sales one month, or a run of condos the next, moves the number fast. That’s why I watch values and days on market together instead of panicking over one headline figure.

What This Means for Buyers in Oxford

Good news: you have more breathing room than you did a couple of years ago. When homes sit a little longer, you usually get:

  • Time to think. You’re less likely to have to decide on a house the same day you see it.
  • Room to negotiate. Closing costs, repairs, and price are all more on the table, especially on homes that have been listed a while.
  • Less competition in late fall. Between football Saturdays and the holidays, fewer buyers are out looking, so serious buyers often have the best shot of the year.

What This Means for Sellers in Oxford

Homes are still selling here. They just need to be priced and presented right from day one. In a slower market, the listings that sit are almost always the ones that started too high. My three rules for Oxford sellers this fall:

  1. Price to the market you’re in, not the one from 2022.
  2. Fix the small stuff first. Buyers have time to notice the dripping faucet and the scuffed trim.
  3. Make it photo-ready. Fall light in Oxford is beautiful. Use it.

The Bottom Line

The Oxford, MS housing market this fall is balanced, not broken. Buyers have more leverage than they’ve had in years, and well-prepared sellers are still getting deals done. Every neighborhood moves a little differently, though, so the most useful number is the one for your street.
